REBATES

They dynamics of the real estate market have changed a great deal over the last few years. Most people are aware that home prices in the DC area have almost doubled in the last five years. It is also a fact, that the cost of doing business as a Realtor has risen in concert with the rising cost of homes. That being said, only a fool would attempt to claim that the cost of doing business has doubled in the same period.

It hasn't.

The other pertinent fact is that income in this area may have risen, but few people have seen their income double over the same period. Everything has gone up in price from utilities to gasoline to milk. We live and work here and we understand.

Something has to give.

We have determined that it would be possible to rebate a portion of the commission that we are paid back to our clients. Yes, if we are the listing agent, we have to share a designated portion of the commission earned with the agent that represents the buyers. We also have to share a portion of the commission earned with our broker, that is just a fact of life in real estate.

Yes, if we are the buyers agent, we only receive our share of the amount of money that the listing agent noted in the multiple listing service. As with money received as a listing agent, we have to share a portion with our broker.

If you come to us via one of the lead generation websites (i.e. HomeGain, Long and Foster.com), please understand that they will take 30%-35% off the top as a referral fee and the balance of the commission will be split 50-50 with the agent. Unfortunately, this will reduce any rebate to those that arrive via those sorts of vehicles.

The distribution of the commission may be broken down proportionately into the same pieces of the pie, but rising prices have made the pie a little bit larger. We are willling to rebate a portion of that larger piece that we receive.

If we list and sell your home, we will offer a reduction in cost to you. Depending on the nature of your individual situation, we will either list the home at a reduced fee or we will present you with a check for a rebate after settlement. We can go over the details with you during a personal visit. This offer is for a full service listing. We will list, market and negotiate with buyers . . . every step of the way.

If you are buying a home, we will rebate a portion of the commission we actually realize after we have paid our broker their share. The amount of the rebate will be directly impacted by the amount of the co-op commission offered. If you purchase a home were the co-op amount is 3%, you will realize a greater rebate than if the co-op offered were 2.5%. We will be able to give you a better idea of the amount during a personal visit. You will not be on your own. You will not be required to ride around and find a home on your own. We will counsel you, accompany you on viewings, negotiate offers and be by you side . . . every step of the way
